Carencro is the one town in Lafayette Parish where we genuinely cannot guess the roof from the address. Forty-two percent of the stock was built after 2000 and thirty-two percent before 1980, with a further twenty-two percent from the 1980s. Two housing eras sit side by side here and they fail on completely different schedules.

North and west of the old center, the newer slab subdivisions carry the attic-duct condensation pattern. A single wrong digit in the latitude moved the whole record out of the parish.

Here is the Carencro oddity. The city permits its own reroofs under state code commission credential J.01003 and charges $3.50 per $1,000 of declared value for a renovation plus a $100 plan review, with double the fee if work starts first. Yet its codified building code still names the 2009 International Residential Code, adopted by ordinance in January 2011, while the edition actually in force statewide is the 2021.

What we would tell a Carencro owner and nobody in Broussard: find out which era your house belongs to before you price anything. On the pre-1980 side, the ring-shank re-nailing and the deck allowance are the real cost drivers and the shingle line barely matters. On the post-2000 side, the deck is usually fine and the money belongs in intake and duct insulation.
